Liverpool : A City of Opportunity

Liverpool’s recent growth is driven by ongoing urban renewal, particularly in the city centre, docklands, and surrounding areas. The Knowledge Quarter, centred around the university, is a key driver, fostering innovation in science, technology, education, and healthcare with Paddington Village as its focal point. Liverpool Waters, a 30-year development, continues to transform the city’s docklands with new residential, commercial, and leisure offerings, including a planned new Everton stadium.
 
Building upon its renowned musical, cultural, sporting, and industrial heritage, Liverpool continues to enhance its appeal with impressive  architecture, a thriving retail and leisure scene, and of course, its globally successful bands and football teams!
 
While possessing all these attractions, the city is now prioritising the development of high-quality commercial spaces. The Mayor has ambitious plans to expand the office market, recognizing that current rents, though rising, remain significantly lower than those in other major UK cities.
 
Liverpool has one of the lowest headline office rents of its peers. However, this lower cost base, while historically less attractive to developers and investors, currently presents a significant advantage for businesses of all sizes. (Liverpool’s headline rent is £28.50 per sq ft, a 12% increase year-over-year, but still the second-lowest among the “Big Nine” UK cities. Avison Young Q3 2024)
